TENDER SPECIFICATIONS
1. DESTINATION – the erection of a residential assembly within a closed and guarded premises made up of 3 estates of ground floor + 4 stories and an estate of ground floor + 3 stories, located on a general basement, having a total of 50 apartments, structured as follows:
• 35 apartments of 3 rooms
• 15 apartments of 4 rooms
2. STRUCTURE
The construction shall have an infrastructure made up of continuous reinforced concrete foundations, concrete floor reinforced with welded nets finished with quartz addition and walls of reinforced concrete blinds. The infrastructure is of the general basement type with functions for car parking, cellar boxes and technical spaces.
The superstructure shall be accomplished with a frame structure (pillars, beams) and floors of reinforced concrete. The exterior closures shall be made of brick masonry with vertical air holes with a thickness of 25 cm with thermal insulating Baumit system on the outside (expanded polystyrene with a thickness of 5 cm, spatula mass, glass fiber net).
The roof is of the terrace-type over wings A, B, C, whereas over wing D it will be of the roof truss type with plate sheet cover of the LINDAB type.
The inner compartments shall be of brick with a thickness of 12.5 cm in the area of the cellar boxes and of 25 cm in the area of the staircase and the perimeters of the apartments, whereas inside the apartments the compartments shall be of gypsum cardboard with double layers on both sides.
3. OUTER JOINERY
The windows and outer doors shall be of 3-chamber PVC SCHUKO profiles with ROTO – GERMANY fittings and thermopane window of SAINT – GOBAIN – FRANCE pane, and in the staircase, the closure shall be with a bulkhead with aluminum joinery profiles with the breakage of the thermal bridge and thermopane window. The closure from the upper part of the bulkhead shall be made of cellular polycarbonate with a thickness of 25 mm. The windows shall have inside, on the lower part, Heliotop jambs.
4. INNER AND OUTER FURNISHINGS
The inner part of the exterior walls and the ceiling covers shall be plated with gypsum cardboard and the area of the bathrooms shall be plated with moisture-resistant gypsum cardboard.The inner finishing of the walls and ceilings shall be with white washable paint. The faience in the bathrooms shall be up to the height of 2.20 m and in the kitchen there will be a horizontal stripe of 0.80 m and it shall be imported from ITALY or SPAIN.
The floors from the bathrooms, kitchens, halls, staircase and balconies shall be of porcelain sandstone imported from ITALY or SPAIN.
The floors from the living rooms and bedrooms shall be of laminated parquet. The banister on the staircase shall be of stainless steel. The windows shall have inside, on the lower part, jambs of the Helolit type. The inner doors shall be of wood and the entrance door into the apartment shall be of metal. The outer finishing of the walls shall be of textured coating in two nuances. The terrace with restriction of circulation from the height of +15.00 m shall have thermal insulation with squirted polystyrene of 10 cm, hydro-insulation with two bitumen membrane layers out of which one of roofing slate, dispersion layer and steam barrier. The attics shall be outfitted with plate sheet jambs. The basement shall be outfitted with smoke traps on the ceiling cover, with automatic and manual turning on in case of fire. A shelter of civil protection outfitted with a tight metal door, as well as with a tight metal shutter for the emergency exit shall be also in place in the basement of each wing. The passer-by access to the assembly can be performed from the Bucharest – Targoviste highway through a gate for passers-by controlled by a doorman, through a ramp on the N-W wing that shall continue with passer-by alleys plated with colored concrete slabs on a sand bed of 3 cm. There shall be also roadways destined to the occasional vehicle access for ambulances, fire brigade, and furniture within the premises. The access of passers-by shall be also ensured from the basement, from the car parking, through elevators related to the 4 wings.
5. FACILITIES
5.1. Plumbing
-The routes of the inner facilities for the supply with cold and hot household water shall be of polyethylene pipes in protection tubes (model VIEGA – GERMANY) and bronze feeders with taps;
-The taps shall be of bronze, turned off with spheres;
-The mixing batteries shall be of imported brass of nickel and chrome plating. The household and pluvial sewerage facilities shall be of fire-resistant polypropylene tubes (model VALSIR, VALROM) and their coupling and joining parts shall be made of rubber backing plates;
-The objects of the restroom shall be of sanitary porcelain (basin vessel) or acryl (bathtub, tub and shower basin) and they shall be imported (model JIKA-ITALY, SPAIN);
-All reinforcements and accessories shall be of brass with nickel and chrome plating;
-The facilities shall be assembled on special vertical roll-on, they shall be insulated and marked with cardboard gypsum;
-Each apartment shall be outfitted with own water coupling and it shall be outfitted with separate meters for cold water.
5.2 Thermal
-The inner heating facilities shall be executed with polyethylene pipes in protection tubes (model VIEGA – GERMANY) and bronze feeders with incorporated taps.
-The turning off and sectioning taps shall be of bronze, turning off with spheres;
-Each apartment shall be outfitted with the own heating station (model BUDERUS or VIESSMANN – GERMANY), having a forced draft (tight combustion chamber).
-The thermal station is outfitted with a(n) (incorporated) boiler of 60 liters and it is able to instantaneously supply a heating debit of 28.3 kW and a debit of the hot household water of 16.23 l/min.
-The radiators ensuring the necessary heat shall be of steel plate sheet of the board type, model KORADO;
-Each radiator shall be outfitted with a return control tap, manual airing valve, emptying cap. On the inlet tap shall be assembled a thermostatic head in order to obtain the optimal heat quantity.
-Each apartment disposes of an own gas connection (with own gas meter) that shall ensure the gas consume for the thermal station and the consumers in the kitchen.
5.3 Electrical
The supply with electric power shall be performed through an own substation of 400 KVA assembled on the border of the property. Outside each estate (on the S-E wall) is one measurement block including the number of meters related to the concerned estate. Each apartment is outfitted with an electric control board with automatic fuses of the “Siemens” or “Merline-Gerine” type plus electric buzzer.
The installed power of each apartment was valuated at 12 KW and the absorbed power at 9 KW. The (monophase) main for each apartment shall be of Cyy 3x10mm3 copper cable protected in PVC tubes for buried assembly or visible one in the cable roll-on. The electric facility of an apartment shall solve the following receivers:
-lighting – 2 circuits
-plugs in the bedroom, living-room, kitchen – 2 circuits
-washing machine in the bathroom – 1 circuit
-dish washer in the kitchen – 1 circuit
-electric oven + chimney hood in the kitchen – 1 circuit
-A/C device – 2 circuits
-thermal station – 1 circuit
-reserve – 1 circuit ;The electric facility shall be assembled in conductors protected in flexible PVC tubes with the corresponding section.
The apartment shall be outfitted with the following lamp places:
-in the living-room – 2 places in the ceiling and 2 recessed lighting fittings on the wall
-in the bedrooms – one place in the ceiling + 2 places for reading lamps
-in the kitchen – one place in the ceiling
-in the hall – one place in the ceiling
-in the bathroom – one place over the mirrors from the wash basin;
All bathrooms are outfitted with valves for the evacuation of foul air driven by an independent switch.All plugs are outfitted with protection contacts.
An apartment is outfitted with 2 TV plugs (one in the living-room and one in the bedroom – office) and a telephone plug.
Each apartment is outfitted with an intercom for the access into the premises (entrance gate) and the access to the stairs of the estate (door of the ground floor of the estate).Joint utilities:
In electrical view, we have 2 types of joint utilities:
